IAZI’s hedonic valuation model enables a quick, simple and reliable valuation of your properties.
The IAZI models are calibrated exclusively on the basis of effective transaction data with the best geographical coverage in Switzerland. Accordingly, they have become the standard in the industry in recent decades and are used by the majority of Swiss financial institutions (banks, insurance companies and pension funds) when granting mortgages. Brokers, real estate developers and private individuals also appreciate our models because they are quick and easy to use.
IAZI offers hedonic price models for the valuation of single-family houses, condominiums and multi-family buildings. A hedonic capitalisation rate model for investment properties (residential, mixed-use, office/commercial) is equally available
The hedonic models are available as an online application and can be integrated into existing solutions as required thanks to a modern API architecture.

The hedonic valuation method is based on the comparison of a property with thousands of other properties that have recently transacted. In order to make the properties comparable, they are broken down into their individual characteristics. A regression analysis is used to determine the influence of these individual characteristics on the price. This allows to estimate the value of the property as a whole.
In addition to the market valuation, our web tool provides you with an indication of its accuracy in the form of a rating (stars).
The hedonic price models are updated quarterly based on the latest transaction data. The capitalisation rate model is updated once a year using the latest transactions and comparable data from the IAZI Swiss Property Benchmark®.
Both the hedonic price models and the hedonic capitalisation rate model are audited externally every year and are therefore approved valuation models in accordance with the requirements of the Swiss Bankers Association.
A total of around 70 properties are included in a hedonic valuation of a property. These include the property characteristics (e.g. usable area, volume, number of rooms, size of the plot, building condition), which are queried directly in the application’s entry mask. On the other hand, around 50 other location-specific factors such as the tax rate or connectivity are included in the valuation based on the address entered. Thanks to automatic data enrichment, a large number of property characteristics are directly available and do not have to be entered individually by the user.
Our hedonic models are not only integrated into our applications, but are also available via APIs and can be flexibly integrated into existing IT solutions.
