Real Estate Portfolio Management (REPM)
REPM is a comprehensive tool for managing real estate portfolios. The modular software covers key aspects such as data management, investment planning and budgeting, calculation and reductions of CO2 emissions, valuation, MIS analyses, portfolio and risk analyses, as well as property ratings.
REPM is primarily targeted at property owners and investment managers with real estate portfolios of varying sizes. It allows to gain key insights into a portfolio by collecting, analyzing, and visualizing data from different sources. Additionally, our software solution offers a range of modules that digitize and streamline collaboration with property managers.

The REPM basic module allows for the clear visualization of all data, from a portfolio level down to individual properties and rental units. Documents and photos can be stored centrally and managed efficiently. The relevant data is transferred from a centralized data storage for future use, avoiding redundancies. In addition, the customer data in the system is automatically enriched with market data and data exclusive to IAZI. For example, the IAZI-determined market rent is integrated, enabling to benchmark rental income.
The REPM investment planning module allows for a systematic analysis of the building condition and financial planning of the real estate portfolio. Buildings are divided into components with a defined lifespan. Based on this, the model suggests the year of refurbishment and provides a cost estimate, which the user can accept or modify. All results can be displayed both in tabular and graphical form in the software and can be exported as reports or as raw data.
REPM allows for the valuation of properties using the DCF method. Cash flows can be budgeted and analyzed down to individual accounts. It is also possible to create scenarios and compare them with each other. Hedonic valuation models are also available.
If you work with the IAZI team for periodic valuations, the valuation reports are available in the application (read only), and you can easily perform a scenario analysis. This ensures that your information is in one place and always up to date.
MapsPro is an interactive module that provides comprehensive real estate market data. Users benefit from a detailed location analysis covering factors such as micro and macro location, demographics, income data, taxes, and noise emissions. MapsPro also offers features like Rent Check and Price Check, as well as the IAZI Swiss Property Benchmark®, to make informed decisions in the real estate market. In addition to interactive platform, a detailed report can also be downloaded.
The portfolio can be analyzed and evaluated with the help of ratings. Properties can be displayed in a matrix or list format. The rating provides a quick overview of the portfolio and serves as a guide. The structure and content of the rating, as well as the weighting of individual key figures, can be customized to individual needs.
This module allows for a workflow-based budget and review process. The budget process can be initiated, for example, by the owner representative. After initiation, the properties appear in a to-do list for the respective property managers, who are then requested to enter the budgets directly into the system. The budgets are then either approved or rejected, and consolidated at the portfolio level. After approval, the budgets are ‘frozen’ and can no longer be edited. Stakeholders in this process can be notified via email when they need to perform next steps, which is particularly relevant for property managers who do not work with the tool on a daily basis.
Loan applications can be submitted and managed in the system. The module follows a process and supports property managers in recording, approving, billing, and managing applications. After an application is approved, options exist to create an addendum or final invoice. A list provides an overview of all applications. The underlying process can be represented as follows.
