This reduction path is available to institutional investors as a module within the portfolio management solution. For mortgage lending institutions, we offer the calculation of the reduction path at the portfolio level as part of our consulting service.

Individual scenario for each property

Renovations are defined at the property level and then aggregated at the portfolio level. This allows for the development of detailed, property-specific renovation strategies.

Integrated into the IAZI valuation environment

The CO2 reduction path utilizes already available property data, therefore significantly reducing the effort required for data collection.

Real Estate Portfolio Management (REPM)

The reduction pathway is fully integrated into the REPM software. In this module, the energy demand and CO2 emissions are calculated for each property, either based on actual consumption data or through model calculations. The CO2 reduction path at the property level is calculated based on the planned renovation works as defined in the maintenance planning module. The reduction path can be displayed and reported for each property as well as at the portfolio level. Various visualizations in the dashboard indicate which properties should be prioritized for renovation in order to minimize CO2 emissions as quickly as possible. This allows energy-efficient renovations to be optimally planned, and their impact on greenhouse gas emissions to be effectively illustrated and communicated.

Mortgage lending institutions

In response to the increasing requirements for sustainability reporting, we have developed a framework for calculating CO2 reduction pathways for mortgage portfolios. This innovative solution estimates the energy requirements and CO₂ emissions for the entire portfolio. The model takes into account the expected remaining lifespan of individual building components and their replacement with environmentally friendly alternatives. Based on this information, a transparent reduction path is established. Many institutions are already working successfully with IAZI to optimize their sustainability reporting and comply with regulatory requirements. Our CO2 reduction path provides you with a forward-looking addition to your reporting. This ensures that your mortgage portfolio will meet the growing regulatory requirements in the long term and that risks are identified at an early stage.
