Realwert Methode

Die Realwertmethode geht davon aus, dass ein Käufer für den Erwerb einer Immobilie nicht mehr bezahlen wird, als er heute für den Erwerb des Landes und die Erstellung des Gebäudes bezahlen muss. Der Substanzwert setzt sich demnach aus zwei Komponenten zusammen: dem Landwert und dem Zeitwert des Bauwerks.

Discounted Cashflow Methode

Discounted Cashflow Methode Der DCF-Ansatz geht davon aus, dass ein Objekt primär auf der Basis der Einnahmen, abzüglich aller Ausgaben, zu bewerten ist. Dazu werden Prognosen über die zukünftig mit dem Objekt zu erzielenden Erträge und Liegenschaftsaufwände angestellt und ein risikoadjustierter Diskontierungszinssatz ermittelt.

Residualwertverfahren Die Residualwertmethode dient vorwiegend zur Ermittlung von Landwerten. Vereinfacht gesagt wird folgende Formel angewendet: Residualwert (Landwert) = Marktwert bei Fertigstellung – Gesamtinvestitionskosten Das Residuum dieser Rechnung entspricht dem Landwert.
